The residential complex of San Giusto in Prato envisaged the construction of 29 public housing units, a civic centre of about 250 square meters and public urbanization works, for the construction of a new green space and a new square.
The choices were made with the aim of minimising energy costs at single and condominium level: energy production through renewable sources, intended for heating and health of the housing and condominium services (lift, electricity, etc.), allows in fact, a significant reduction in the cost of bills.
With a budget over 1 million euros, the project's goal was to provide a virtuous example from multiple points of view, first of all combining high energy efficiency and social housing creating a project with high performances, corresponding to values higher than the current A4 classification: the building has a total energy consumption coverage of more than 90%, and with an average APE of 12.71 Kwh / sqm / year.
To achieve these results, the project:
- engineered and rationalised all the design and technological choices, offsetting the extra costs with equivalent savings. For example, compact fronts without overhangs reduce costs and help eliminate thermal bridges; equally it was chosen to provide parking spaces outside, with a double advantage on the costs and rents of the accommodation.
- optimised on the basis of bioclimatic criteria, with particular attention to summer comfort: pitched roof, insulated and with a strong overhang; double facing of all lodgings, with extensive use of loggias to protect the rooms on the fronts most exposed to solar radiation; brise-soleil shielding of stairwells.
- the envelope has been optimised to ensure high thermal inertia and high thermal-acoustic insulation performance, through stratified walls, total elimination of thermal bridges, and low-emission enhanced windows.
The project was a good practice of high quality energy performances of buildings with low cost technologies.
